]]>Let's spring into those updates!
Unit electric testing and punching are complete on all floors, and furnaces are operational in all units. On top of that, the wireless service install is ongoing!
The pet spa fixture installation is complete on the main floor, and the countertop installation in the common areas is ongoing! The millwork installation for the amenity deck bar and seating areas, as well as the lobby is ongoing.
The fitness room equipment has been installed, as has the lobby wall tile above the fireplace and sink. The accent tile in our lobby will mimic the architectural detail that existed above the DuPage Theater's entrance.
On the 4th floor, the floor base installation in units and hallways is complete while the finish painting is still ongoing. The unit backsplash tile is also finished.
We can't wait to open and meet all our new residents! Return in April to read about our progress.

]]>This time, we have a lot of things finished – woot, woot!
The lighting installation on the amenity deck, conference room, and zoom rooms has been completed, as has the furnace installation in the fitness center and clubhouse.
The manager's office flooring is finished, and the hall lobby tile installation is complete!
In fact, the zoom, create, and meetings rooms have all been painted, and the parking garage locker installation is complete. The pet spa tile and unit backsplash tile installations are still in progress!
We can't wait for Lilac Station to open and meet all our new residents! Come back in March to see more progress.

]]>We aren't open just yet, but we can keep you up to date on our progress. Many of our updates come from the fourth floor, meaning that we are *this* close to completion!
But first, let's start with our progress down under. The parking garage heater installation is complete and ready for electricity. The generator has been tested and is functional.
Now to the first floor! The elevator's permanent motors have been installed, and the tile installation in the art hallway is complete. The exit lighting on the first floor has also been completed.
The painting of stairwell two and the furnaces installed on the tried floor are both finished. The real action begins on the fourth floor! Shower panel and door installation has been completed on the fourth floor, and cabinet installation is still ongoing. The hallway lighting fixtures and furnaces will be installed as well.
We are continuously working at Lilac Station in order to open this year. With that said, we only have a few more construction updates to share with you before we proudly open! Keep an eye out for our lovely construction updates during February.

]]>Although we are still installing carpet throughout Lilac Station, we are progressing quickly and can't wait to open in 2023! So consider this holiday update to be our gift to you.
We'll start with the basics. Topsoil installation around Lilac Station is ongoing, as is the cornice installation on Main Street. The elevator installation has begun since the elevator equipment arrived earlier this month.
Carpet installation on the south wing and cabinet installation in the clubhouse have been completed on the first floor, and the lobby drywall is also finished.
As the shower surround have been finished, the plumbing finishes on the first and second floors are being completed. Similarly, unit carpet installation on the second floor is complete, as is unit interior door painting on the third floor.
We've been working hard this year to complete Lilac Station by 2023, and we can't wait to welcome residents in the new year. That being said, see you next year!

]]>The progress at our new building is moving along nicely! We're excited to share with you what we've been up to in recent weeks.
On the 1st floor, unit corridor painting and countertop installs with sinks are complete while plumbing finishes are ongoing. We have also completed unit carpet installation on the 1st floor and have started installing on the 2nd floor. In fact, we have started taping unit corridors and completed cabinet installation on the 2nd floor too.
The 3rd floor has progressed as well! We completed corridor drywall installation and have started unit taping and cabinet installation. On the 4th floor, we have completed insulation on the west side while drywall installation is ongoing throughout the entire floor.
The indoors are taking shaping nicely so onto the outside! Balcony installation is complete on the south side of the building, and balcony installation on Main Street will be complete within the next week. In addition, courtyard waterproofing testing is complete, so we are moving along with courtyard insulation and courtyard paver installation.
We are working hard on construction and cannot wait to see the final product! Come back in December to see what the holiday cheer brings to our construction.

]]>Drop ceilings have been installed in the lobby and on the 2nd floor, and they are actively being installed on the 3rd floor. Drywall is continuing in the 1st floor common area rooms, and insulation on the north side of the 3rd floor is complete! In fact, painting on the 3rd floor has begun while unit door and cabinet installations continue on the 2nd floor. We have even installed slider doors in the units, and new curbs have been poured on Parkside Ave. Best of all, countertops have arrived!
We are working hard to complete construction and beat the cold! We love sharing our construction journey with you as we plan to open in 2023. Tune back again in November for more construction updates!

]]>Fortunately, we can update you on our current construction progress! Plumbing, electrical, and mechanical installation are still ongoing, but they have been moving up to floors two and three. Masonry has finished the last major section of the building, and windows are being installed in the courtyard. Even more, unit drywall has been completed on the 2nd floor south and west wings! With painters finishing priming and cabinets and doors arriving for the first floor, Lilac Station is coming to life.
There is still construction to be completed, but we are working hard to open in 2023! We’re happy to share all the details with you, so come back in October to find out more about our construction progress!

Lilac Station 118-unit apartment property to welcome residents in 2023
Holladay Properties hosted a groundbreaking ceremony for Lilac Station, its newest Chicagoland apartment complex in Lombard, IL. The event took place on June 17, 2021, at 3 PM CST at the corner of Main and Parkside in Lombard.
The $30 million luxury apartment community will feature 118 residences in a variety of studio, 1-bedroom, and 2-bedroom layouts. Residents will enjoy top-notch amenities such as a 15,000 sq. ft. deck with a firepit, pet run, game court, outdoor lounge area with TVs, and more. A 24-hour fitness center and secure heated parking will also be offered. In addition, the property will feature an on-site restaurant and is adjacent to a 10,000 square retail center. The property is conveniently located near the Lombard Metra station. Construction is slated to be completed in early 2023.
Lilac Station is Holladay Properties' third luxury apartment complex in the Chicagoland area. Other properties include Burlington Station which opened in 2018 in Downers Grove, and Quincy Station in Westmont, which is slated to open in early 2022. Holladay Properties is the land developer and property manager on each of the luxury apartment developments including Lilac Station, while Holladay Construction Group is the general contractor.
“We are ecstatic to bring a catalytic project like Lilac Station to the community of Lombard. We are confident this development will further activate the vibrant downtown by offering immediate, walkable access to downtown Lombard and its offerings. Our residents are looking to make Lombard not only their home, but their go-to place to dine, shop, and play,” said Drew Mitchell, Vice President of Development and Partner at Holladay Properties. “The substantial investment by Holladay Properties will spur further positive economic activity in the local community by providing following an influx of disposable income from an estimated 150 new residents. Our offerings attract Millennials who will likely incubate into future Lombard homeowners, while providing attractive housing for downsizing empty nesters seeking to maintain Lombard roots.”
Lilac Station is affectionately named after the beautifully scented flower that the Village of Lombard is known around the world for. The “Lilac Capital” is home to Lilacia Park, a world-renown horticultural showcase that features over 700 lilacs and 35,000 tulips annually. In 2019, the park was named to the National Register of Historic Places for its significant contribution to horticultural history in the United States.
The apartment complex is being resurrected on the site of the old historic DuPage Theatre. The Holladay Properties team has worked hard to preserve the historic elements of the theatre and integrate them into the building.
“We are sensitive to the history of our site and want to ensure Lilac Station pays homage to the DuPage Theatre,” said Lori Kappel, Project Designer at Holladay Properties. “We plan to have a replica of the memorable “EAT” sign that will hug the corner of our building and will incorporate a tile design into the main lobby that is inspired by the exterior façade of the theatre entrance. We are also recreating the medallions that existed on the exterior of the theatre and are highlighting them in our building design.”
Holladay Properties worked collaboratively with the Village of Lombard, local government officials, and the community to the develop the land in response to the Village’s request for proposal. Multiple neighborhood meetings took place to collect community input which impacted the overall design of the project.
“The new Lilac Station Development will breathe new life to a long vacant property that is full of potential. This project will bring new residents to our community, it will add a new restaurant opportunity to downtown Lombard’s growing list of exciting places to dine. This ground-breaking event marks a day of celebration for downtown Lombard and the Village as a whole,” said Keith Giagnorio, Village President.
